Additional Information <br />In addition to the information provided above, all developers shall submit the following <br />information: <br />Existing Conditions Analysis for purposes of determining the property’s <br />qualifications for assistance under state law. <br />Phase I Environmental Assessment, if available <br />Market Study <br />Tax Impact Analysis showing impact of tax increment financing on the affected <br />taxing districts indicating tax revenues with no project, with project and TIF, and <br />with project and no TIF. <br />Pro Forma indicating five and ten year cash flow analysis <br />Pro Forma showing repayment of TIF obligation and project costs <br />An affidavit signed by the developer attesting that the property has not been <br />subject to growth and development through investment by private enterprise and <br />would not reasonably be anticipated to be developed without the addition of tax <br />increment financing. <br />Evidence of support from local municipality, if applicable, requesting that the TIF <br />Commission convene to consider this project (i.e., letter of support, resolution, <br />ordinance) <br />A CD containing the information requested in this Developer Application Form. <br />A certified check in the amount of $500.00 made payable to the University City <br />Economic Council, in a sealed, standard sized envelope. This is a non-refundable <br />filing fee required of all proponents to cover expenses related to the issuance and <br />administration of the RFP and related expenses at the sole discretion of the <br />3 <br />SLCEC. <br />3 <br />It is anticipated that a developer will be required to enter into a funding agreement with the CEC <br />to cover costs associated with the administration and preparation of a redevelopment plan. <br />18 <br /> <br />
