3. In addition, there shall be placed at the property line a neat, clean and maintained sight- <br /> proof fence or wall having a minimum height of six (6) feet, but not more than eight(8) feet. <br /> C. In situations where a multi-family residential use, including a townhouse apartment, <br /> garden apartment, or elevator apartment development, is established abutting or <br /> adjacent to a property in the "SR" or"LR"zoning district, the developer of the multi- <br /> family residential use shall provide the following screening within the required rear <br /> and/or side yard building setback areas: <br /> 1. Within this setback, there shall be a landscaped buffer area of not less ten (10) feet in <br /> width planted with one (1) evergreen tree for every twenty (20) lineal feet of common <br /> property line. In addition, combinations of canopy trees, ornamental trees, and shrubs <br /> shall be provided as approved by the Zoning Administrator, provided that such <br /> landscaping will effectively screen the multi-family residential uses from the view of the <br /> abutting"SR" or"LR" zoned property. <br /> 2. In situations where the requirements set forth in Subsection 1 do not effectively <br /> screen the multi-family residential uses from the adjacent residential properties,there <br /> shall be placed at the property line a neat, clean and maintained sight-proof fence or <br /> wall having a height of six (6) feet as otherwise approved by the Zoning Administrator. <br /> ARTICLE VII. Off-Street Parking and Loading Requirements <br /> Division 2. Design and Location <br /> Section 400.2020. Parking and Loading Area Setback Requirements. <br /> D. Except for lots developed with single-family or two-family dwellings, off-street parking <br /> lots shall maintain a minimum side yard setback of five (5) feet, excluding any access <br /> drives between adjacent properties. The area within this setback shall require <br /> landscaping as approved by the Zoning Administrator. <br /> E. On residential lots with a lot width of greater than sixty (60) feet, off-street parking <br /> areas and access drives shall maintain a minimum side yard setback of five (5) feet. <br /> Section 400.2040. Landscaping Requirements. <br /> C. Landscaping Requirements For Parking Areas Adjacent To Streets. Where a parking lot; <br /> • • ! - . - .. • - , is abutting or adjacent too Bible from any <br /> public or private street, the entire frontage along said parking area, excluding entrance drives, <br /> shall be landscaped as follows: <br /> 1. One(1) canopy tree and four(4) shrubs shall be planted for every thirty(30) feet of <br /> frontage, to be located within a strip of land paralleling the adjacent street and having a width <br /> of not less than ten (10) feet. Trees do not have to be placed thirty(30) feet on center. <br /> Strategic placement and grouping of trees and shrubs is-eneeufaged shall be required as <br /> approved by the Zoning Administrator. Incorporation of ground cover in the planting <br /> scheme is also encouraged. <br /> 3 <br />
