Hill, Zoning Administrator DATE: June 7, 2007 <br /> <br />TO: Plan Commission Members FILE NUMBER: P007015 <br /> <br />Type of Review: Final Plat approval for Resubdivision/Condominium <br /> <br />Address: 848 Pennsylvania Ave. <br /> <br />Applicant: Debra and Larry Miller <br /> 5351 Lancelot Dr. <br /> St. Charles, MO 63304 <br /> 636-244-0862 <br /> <br />Status of Applicant: Owner <br /> <br />Requested Action: The applicant seeks authorization from the Plan Commission <br />and City Council for a final plat subdividing a two-family <br />building into condominium units. <br /> <br />Location: East side of Pennsylvania Ave. approximately 135 feet south <br />of Dartmouth Ave. <br /> <br />Existing Zoning: “LR” - Limited Residential District. <br /> <br /> <br />The subject structure is a 2 unit building located at 848 Pennsylvania Avenue. The <br />applicant wishes to convert the units to condominiums, with each unit’s total living area <br />measuring 1765 square feet. The newly subdivided building will be named “Bella Monti <br />Condominiums.” Planning Staff recommend approval of the plat. <br /> <br />The proposed plat’s review falls under the minor subdivision process. The approval <br />required is for a final plat in conjunction Section 16.12.230 of the Subdivision Regulations. <br /> Final Plats are required to be approved by the Plan Commission and the City Council. <br />The issue to be decided is if the proposed condominiums meet the minimum requirements <br />of the Subdivision Regulations and the Zoning Code. The Planning Staff have reviewed <br />the proposed plat. It has been determined that the proposed final plat meets all of the <br />requirements set forth in the Subdivision Regulations. Upon determination that the final <br />plat is in full compliance, the City Council should adopt an ordinance approving the final <br />plat. <br /> <br />Neither improvement plans nor a deposit agreement are required under the minor <br />subdivision process.
