Smith <br /> 7429 Olive Blvd. <br /> St. Louis, MO 63130 <br /> <br />Status of Applicant: Owner <br /> <br />Requested Action: The applicant seeks authorization from the Plan Commission and City <br />Council for a final plat subdividing a two-family building into <br />condominium units. <br /> <br />Location: South side of Dartmouth Ave. approximately 325 feet west of <br />Pennsylvania Ave. <br /> <br />Existing Zoning: “LR” - Limited Residential District. <br /> <br /> <br />The subject structure is a 2 unit building located at 7026 Dartmouth Avenue. The applicant wishes to <br />convert the units to condominiums, with each unit’s total living area measuring 1008 square feet. The <br />newly subdivided building will be named “7026 Dartmouth Condominiums.” Planning Staff <br />recommend approval of the plat. <br /> <br />The proposed plat’s review falls under the minor subdivision process. The approval required is for a <br />final plat in conjunction Section 16.12.230 of the Subdivision Regulations. Final Plats are required to <br />be approved by the Plan Commission and the City Council. The issue to be decided is if the proposed <br />condominiums meet the minimum requirements of the Subdivision Regulations and the Zoning Code. <br /> The Planning Staff have reviewed the proposed plat. It has been determined that the proposed final <br />plat meets all of the requirements set forth in the Subdivision Regulations. Upon determination that <br />the final plat is in full compliance, the City Council should adopt an ordinance approving the final plat. <br /> <br />The applicant needs to add the signature scripts for approval by city officials but that can be added to <br />the plat prior to signing. Neither improvement plans nor a deposit agreement are required under the <br />minor subdivision process.
