Hill, Zoning Administrator DATE: August 28, 2007 <br /> <br />TO: Plan Commission Members FILE NUMBER: P007023 <br /> <br />Type of Review: Final Plat approval for Resubdivision/Condominium <br /> <br />Address: 7309 Amherst Ave. <br /> <br />Applicant: Gohl Investments, LLC <br /> 8816 Manchester, Suite 166 <br /> St. Louis, MO 63144 <br /> <br />Status of Applicant: Owner <br /> <br />Requested Action: The applicant seeks authorization from the Plan Commission and City Council for a final <br />plat subdividing a two-family building into condominium units. <br /> <br />Location: Approximately 90 feet west of Purdue Avenue on Amherst Avenue <br /> <br />Existing Zoning: “LR” - Limited Residential District. <br /> <br /> <br />The subject structure is a 2 unit building located at 7309 Amherst Avenue. The applicant wishes to convert the units to <br />condominiums, with the total living area measuring 1043 square feet for Unit 1 and 1049 square feet for Unit 2. The <br />newly subdivided building will be named “7309 Amherst Condominium.” Community Development Staff recommends <br />approval of the plat. <br /> <br />The proposed plat’s review falls under the minor subdivision process. The approval required is for a final plat in <br />conjunction Section 16.12.230 of the Subdivision Regulations. Final Plats are required to be approved by the Plan <br />Commission and the City Council. The issue to be decided is if the proposed condominiums meet the minimum <br />requirements of the Subdivision Regulations and the Zoning Code. The Community Development Staff has reviewed the <br />proposed plat. It has been determined that the proposed final plat meets all of the requirements set forth in the <br />Subdivision Regulations. Upon determination that the final plat is in full compliance, the City Council should adopt an <br />ordinance approving the final plat. <br /> <br />Neither improvement plans nor a deposit agreement are required under the minor subdivision process.
