The existing use of two-family dwelling is Medium <br />Density Residential District. <br /> <br /> <br />The current request is to subdivide the existing two-family dwelling into two individual <br />condominium units. No changes to the property or modifications to the building are <br />proposed. This is only a change in the form of ownership which will result in two separate <br />properties with common areas as shown on the Final Plat. <br /> <br />Analysis <br />Creation of a condominium form of ownership is considered a Subdivision; however, this is <br />being reviewed as a Minor Subdivision because the proposal does not meet any of the <br />characteristics of a Major Subdivision as described in Section 405.165.A of the Subdivision <br />Regulations. It is therefore not required to go through the Preliminary Plan process but the <br />Final Plat process. No public hearing is required. On review, staff has determined that the <br />request is in compliance with the requirements of the Zoning Code and Subdivision <br />Regulations. <br /> <br />Conclusion/Recommendation <br />The proposal meets all Zoning Code and Subdivision Regulation requirements for a Final <br />Plat.
