Exhibit C <br />6 (c) <br />The existing building envelope will remain at its current state during the reoccupancy. The proposed <br />patio will be secured with a decorative fence and internal landscape buffer to beautify the area as well <br />as be a sound buffer to the neighboring parking garage, cooling towers and commercial property to the <br />east. All lighting to be installed in proposed patio area would be down lighting that will only allow light <br />to the proposed patio area to not disturb the neighboring parking garage, cooling towers and <br />commercial property to the east. <br /> <br />HopCat will have a positive impact on the neighborhood, activating both floors of the building it plans to <br />occupy and creating more than 130 jobs. The Delmar Loop location was chosen, in part, due to its <br />proximity to The Loop Trolley, which will provide a safe, affordable and fun means of circulating in the <br />neighborhood while reducing automotive traffic. HopCat plans to “activate” the area around the <br />building by creating a unique outdoor beer garden in the rear, replacing an area previously used for <br />parking and refuse collection. These improvements will create a more active and engaging atmosphere <br />that will enhance the feeling of walkability along Delmar. We plan on having exterior speakers that will <br />play recorded music for our patrons in our beer garden, but we do not plan live music. HopCat will work <br />with neighbors to ensure we minimize the impact of exterior speakers on surrounding properties. We <br />believe our investment of more than $2 million into this property and the jobs we create will result in a <br />destination within the Delmar Loop area and for all University City residents that will improve business <br />for other retail, restaurant and entertainment businesses in the area. <br /> <br /> <br />
