Land use regulation should <br />acknowledge the desirability of mixed use in most neighborhoods, while retaining the primary <br />protection for the preferred land uses. <br /> <br /> <br />B. Reposition Olive as a commercial/industrial/residential corridor with distinct nodes <br />and functions. <br /> <br /> Establish incentives for redevelopment along Olive Street Road that contribute to more <br />nodal development and neighborhood connections. <br /> <br /> Build upon the ethic diversity of businesses along Olive Street Road between North and <br />South and I-170 <br /> <br /> Establish a "cottage industry" zone on Olive Street Road for small and start-up <br />businesses <br /> <br /> Capitalize on opportunities for development/ redevelopment near I-170 <br /> <br /> Locate housing at the higher end of the density range near commercial nodes to <br />enhance local market size and better sustain commercial investment along Olive <br /> <br /> <br />C. Strengthen the Delmar Loop as a regional commercial (mixed-use) center <br /> <br /> Develop strategies to promote the Loop as a safe place <br /> <br /> Maintain a balance of uses in the Loop particularly retail vs. restaurants, by instituting <br /> numerical limitations on some land uses. <br /> <br /> <br />
