They plan to demolish the <br />existing auto-repair building and construct a new 6,400 s.f. retail building. They plan to retain <br />ownership in the building and to rent it out to prospective retail establishments. The use as a retail <br />store is a permitted use in the CC - Core Commercial District. New buildings with proposed <br />ßà <br />permitted uses usually only go before City Council for review under the Site Plan Review process. <br />However, this application must also go before the Plan Commission under a Conditional Use <br />permit process because the applicants ask for a zero lot line “right-of-way” setback on the north <br />and east sides of the proposed building.
