10. Accessory buildings, such as tool sheds, cabanas, “play houses,” etc., more than 50 square
<br />feet in area.
<br />11. Change in roof covering system.
<br />12. Install, add to, alter, replace or relocate any piping in the water supply, sewer, drainage, soil,
<br />waste, vent, standpipe, sprinkler system, or to install, add to, alter, replace or relocate any part of
<br />a fire protection, electrical, mechanical or plumbing system, or any other equipment which is
<br />regulated or required by this code; except as specifically permitted by an exception listed under
<br />Section 107.1 or by an exception contained in the applicable code adopted by the city.
<br />105.2 When permit is required.
<br /> It shall be unlawful for any person to construct, alter, enlarge,
<br />repair, replace, move, remove, or demolish a structure, including accessory structures such as
<br />decks, fences or retaining walls, or to cause such work to be done, without first filing an
<br />application with the building official in writing and obtaining a permit therefor.
<br />Exceptions:
<br />1. Accessory buildings, such as tool sheds, cabanas, “play houses,” etc., 50 square feet or less in
<br />area, provided such accessory buildings are not attached to other buildings and provided such
<br />accessory buildings maintain the setbacks required by the Zoning Code of University City.
<br />2. Antennae, non-dish television or radio, 12 feet or less in height, attached to, or located on the
<br />roof of a building or mounted on the ground other than in the front yard area; or dish antennae
<br />not more than 2 feet in diameter.
<br />3. Awnings, fixed or retractable, that do not project over property lines and do not cover an area
<br />larger than 40 square feet.
<br />4. Cabinet or countertop replacement that does not increase the length or change the footprint of
<br />any countertop.
<br />5. Dishwasher, automatic; replacement provided the existing water supply connection is
<br />protected against backflow and existing waste connection discharges separately into an approved
<br />trap, trapped fixture, or the dishwasher connection of a food waste grinder.
<br />6. Doors, replacement or repair, with no change in opening size.
<br />7. Driveways or sidewalks within property lines (not including stairs or sidewalks that may
<br />require handrails or guards by code).
<br />8. Replacement of a section of fencing less than or equal to ten feet in length and / or minor
<br />repairs to an existing section less than or equal to ten feet in length.
<br />9. Floor sanding, refinishing or replacement of flooring with like materials.
<br />10. Flooring; installation of tile, wood, resilient floor covering or carpeting.
<br />11. Food waste grinder, replacement, provided the existing waste connection complies with the
<br />Plumbing Code of University City.
<br />12. Gutters or above grade portions of downspouts; repair or replacement.
<br />13. Painting, exterior or interior.
<br />14. Paved areas for residential use on the same lot as the primary structure without roofs, covers
<br />or enclosures.
<br />15. Plastering, patching.
<br />16. Plumbing repairs which involve only the working parts of faucets or valves, the replacement
<br />of faucets or valves other than for showers and tubs, the clearance of stoppages, or the
<br />replacement of fixture trap installed with approved drainage slip joints.
<br />17. Plumbing fixture replacement; with approved fixtures, when water supply and drainage pipes
<br />comply with current code requirements.
