<br />RESOLUTION Qe$Ol-tlt05 i3 <br /> <br />The matter of the preliminary development plan for 6668 Vernon, in the City of <br />University City, Missouri, was considered. <br /> <br />Aft'1f a review ~d general discussion of the matter, Councilmember <br />(}ltJr.t:tA, offered the following resolution and moved its adoption. <br /> <br />BE IT RES LVED: That the CouncIl of the CIty ofUruversIty CIty, MISSOun, <br />finds and declares as follows: <br /> <br />1. Section 34-40.14.2 of the University City Municipal Code requires that a <br />preliminary development plan be approved simultaneously with the <br />adoption of an ordinance rezoning a site to Planned Development- <br />Residential ("PD-R"). <br /> <br />2. The preliminary development plan for 6668 Vernon, known as "Kingsland <br />Walk Condominiums", is hereby approved. See ~r:limin~ Development <br />Plan Application P040014; and Ordinance No. wS95 rezoning the <br />property to PD-R. <br /> <br />3. The following land uses and developments may be permitted in the PD-R <br />district, subject to approval of a fmal development plan: Dwellings, <br />Elevator Apartments. The following conditions shall be in the fmal <br />development plan: <br /> <br />1. Minimum lot size shall be reduced to below 2 acres as proposed in <br />the application. <br />2. The building and property shall be developed, constructed and <br />maintained in compliance with the plans submitted with the <br />approved application. The height and mass shall be restricted to <br />that shown on the application plans. <br />3. A detailed landsca'pin~'plan shall be submitted to the Director of <br />Planning for approval, in conjunction with a review by the City <br />Forester. Landscaping shall be installed and maintained in <br />accordance with the approved plan. Said landscaping plan shall be <br />finalized prior to the first residential occupancy permit being <br />approved. <br />4. Lighting of all exterior areaS shall comply with the requirements of <br />Section 34-93.7 of the Zoning Code, and shall be designed to be <br />compatible with surrounding areas by shading to direct light <br />downward and away from abutting uses. <br />5. Drainage and grading arrangements shall be approved by MSD and <br />the City Public Works Department. <br />6. A detailed construction traffic control and parking plan should be <br />submitted to the Director of Planning for approval. Said plan shall <br />
