Hill, Zoning Administrator <br />Case #2415 - Side yard variance for garage at 7606 Gannon, Steve Dedrickson <br />Steve Dedrickson a variance of §34-55.4 of the University City Zoning Code to construct a garage <br />that will encroach 2.5 feet into the 5 foot required side yard at 7606 Gannon. The variance was <br />approved by a vote of 5 to 0 with the condition that prior to construction, a permanent reciprocal <br />maintenance/access easement be created that binds future owners and shall include 2.5 feet on either <br />side of the west property line of 7606 Gannon, running at least 30 feet north from the southwest <br />corner of the subject property and the southeast corner of the property to the west of the subject <br />property. <br />Case #2414 - Front yard variance for apartment building at 7302, 7306, 7310 and 7314 <br />Forsyth, Forsyth Place, LLC <br />City council directed that the applicant allow adjacent neighbors along Northmoor to make the case <br />for a 3 foot front yard variance (moving the building 3 feet north, away from their properties to the <br />south) for the proposed apartment building at 7302-14 Forsyth (even). None of the neighbors <br />appeared at the hearing to make the case and the applicants withdrew the application for a variance <br />pending verification that notice was actually sent out. The Zoning Administrator verified that proper <br />notice of the meeting was mailed out to all neighbors within 185 feet of the subject property and that <br />notice of the hearing was properly published in the “St. Louis Countian.” Therefore, the application <br />was withdrawn and the file closed. <br />Case #2413 - Parking variance for addition, 524 Trinity, COCA <br />The applicants withdrew their application for this hearing prior to the meeting date. <br />Q:\WPOFFICE\WPDATA\M-7-18-2001.ADJ.wpd <br />
