Hill, Zoning Administrator <br />Case #2440 - floor area ratio, vehicle access, lot area, right-of-way set back and off-street parking <br />requirement variances for apartment building at 849 Westgate (vacant lot at the southwest corner <br />of Westgate and Vernon) <br />Saaman Development, LLC, requested a variance of Sections 34-33.53.3, 34-57.3.2, 34-57.3.3.a.1, 34- <br />57.3.3.c.1 and 34-94.2 of the Zoning Code in order to construct an apartment building that will: have <br />a floor area ratio greater than 1.0 (on a lot smaller than an acre); have vehicle access closer than 150' from <br />an intersection (proposed entrances will be 50' and 110' from the intersections); be on a lot that is less <br />than the minimum lot size of 30,000 square feet (this lot has an area of 27,994 square feet); have a right- <br />of-way setback less than the required 30' (14'); and will provide less than the required parking spaces of <br />59 (48 will be provided) at 849 Westgate (vacant lot at the southwest corner of Westgate and Vernon). <br />The first four variances (for floor area ratio, vehicle access, lot area, right-of-way set back) were approved <br />by a vote of 5 to 0 with all members voting “yes” (to approve the variances). The last variance request <br />(for parking reduction) was approved by a vote of 4 to 1 with Mr. Michels, Mr. Reckamp, Mr. Reese and <br />Ms. Johnson voting “yes” (to approve the variance) and Mr. Solodar voting “no” (to deny the variance). <br />Q:\WPOFFICE\WPDATA\M-2004-04-21.ADJ.wpd <br />
