Hill, Zoning Administrator <br />Case #P040016 - Lot size, lot width and side yard variances for single family dwelling at 7485 <br />Washington <br />Mark Manlin requested variances of Section 34-30.5 and Section 34-55.4 of the University City Zoning <br />Code to construct a single family dwelling on a lot that is less than 6,000 square feet, less than 50 feet <br />wide at the building line and will encroach 7 feet into the 15 foot required side yard at 7485 Washington <br />(vacant lot at the northeast corner of Washington and Hanley). The variances were approved by a vote <br />of 5 to 0 with all members voting “yes” (to approve the variances). <br />Case #P040017 - Fence location (front yard) variance at 1100 81 st Street <br />st <br />M & M 81, LLC requested a variance of Section 34-61.2(1)(a) of the University City Zoning Code to <br />construct a fence that will encroach into the front building setback areas of two lots within the proposed <br />subdivision.
