Hill, Zoning Administrator <br />Re <br />:Board of Adjustment Meeting <br />A Board of Adjustment meeting was held on February 16, 2005 in the EOC Room located in the <br />basement of City Hall, 6801 Delmar. Hill, Zoning Administrator <br />Appointment of Acting Chairperson <br />Mr. Solodar was appointed to act as chairperson for this meeting. <br />Case #P040037 - minium lot frontage, lot area and side yard variances at 8323 Delmar, 8327 <br />Delmar, 8333 Delmar and 8341 Delmar <br />Steve Koslovsky representing the Flow Partnership and George O. Detlhoff, who requested a variance <br />of Section 34-57.2 of the Zoning Code in order to subdivide the currently non-conforming one lot with <br />three buildings and one lot with one building into four separate lots with each of the separate lots having <br />Larry Wurm, Engineer, James Engineering & Surveying Company Inc., 10811 Big <br />one building on it. <br />Bend Road, Saint Louis, MO 63122 appeared and testified for the applicant. <br />The application is not to <br />construct any new buildings but only to subdivide the lots containing each of the existing buildings into <br />four separate lots in order for separate ownership for each building to occur (non-conforming lots may <br />not normally be created through subdivision). The resulting lots would be under the minimum lot <br />frontage, lot area and side yard requirements as follows: Lot 8323 would have a lot frontage of 80.99' <br />(100' required), a lot area of 12,013 square feet (20,000 required) and side yards of 8' (25' required); Lot <br />8327 would have a lot frontage of 72.03' (100' required), a lot area of 12,128 square feet (20,000 <br />required) and an 8' east side yard and a 6' west side yard (25' required); Lot 8333 would have a lot <br />frontage of 79.95' (100' required), a lot area of 11,736 square feet (20,000 required) and a 6' east side yard <br />and a 9' west side yard (25' required); and Lot 8341 would have a lot frontage of 79.90' (100' required), <br />a lot area of 11,185 square feet (20,000 required) and a 10' east side yard and a 6' west side yard (25' <br />required); at 8323, 8327, 8333 and 8341 Delmar.
