Hill, Zoning Administrator <br />P060075 <br />Case # - Drive-through use and side yard variance for restaurant at 7640 Delmar <br />Springs Station, LLC with the permission of the owner, IPX Development 78, LLC represented by Carol <br />Amos of the Ferris Group, 134 N. Meramec 63105 requested a variance of Section 34-35.4 of the <br />University City Zoning Code in order to provide drive-through service at the proposed restaurant and a <br />variance of Section 34-60.2 of the University City Zoning Code in order to not provide a required 10 foot <br />wide buffer landscape area along the eastern side yard at 7640 Delmar. The variances were approved by <br />a vote of 4 to 0 with 1 abstention, with Mr.. Michels, Mr. Reese, Mr. Krivonak and Mr. Hearns voting <br />“yes” (to approve) and Mr. Neiers abstaining. <br />Case #P060070 - Front yard fence variance at 7298 Westmoreland <br />Martha and Steve Seigel of 7298 Westmoreland applied for a variance to allow a fence int eh front yard. <br />However, there was an issue with the private subdivision trustees and it was decided that the matter <br />should resolved between them before the hearing.
