Hill, Zoning Administrator <br /> <br />Case #P007012 - Lot width and area, side yard setback and bay window projection variances at <br />7111 Waterman <br /> <br />Mr. And Mrs. L. J. Torno, Jr., 7111 Waterman represented by S. Jerome Pratter, 911 Washington, 63101 <br />requested a variance of Section 34-30.5(2)(a)(3) of the University City Zoning Code in order to <br />subdivide a 75' wide 10,500 square foot zoning lot into two lots that will be 37.5 feet wide (50 feet wide <br />at the building line is required) and with lot areas of5,250 square feet (6,000 square feet is required). The <br />applicants also requested to reduce the side yard setback of the existing home (for the existing porch <br />only) to accommodate the new property line with a side yard setback of 1.36 feet (5 feet is required). <br />They also requested a variance of Section 34-55.1 of the Zoning Code in order to incorporate bay <br />window proj ections on the second and third floors of the dwelling (only one-story bay windows are <br />allowed to project 3 feet or less into the required front yard setback) at 7111 Waterman Ave. The first <br />variance for lot width and area was denied by a vote of 3 (to approve the variance) to 2 (to deny the <br />variance) with Ms. Johnson, Ms. Houston and Ms. Stauber voting "yes" (to approve) and Mr. Solodar <br />and Mr. Krivonak voting "no" (to deny).
