Mr. Fanchi expressed his additional concern that the <br />proposed condition requiring ATEC to replace the curb cuts along Westgate with <br />straight curbs and to replace all gates on the eastern side of the property <br />would be financially onerous. <br /> <br />After further discussion, Ms. Schuman moved that the Plan Commission recommend <br />approval of Mr. Lerman's application for a Conditional Use Permit subject to <br />the following conditions: <br /> <br />1. The parking of trailers shall be limited to the western one hundred <br />and fifty (150) feet of the property. No vehicles or equipment shall <br />be stored on the eastern half of the property which exceeds the <br />height of the existing fence. <br /> <br />2. The eastern edge of the property abutting Westgate Avenue shall be <br />landscaped with Ketleer Junipers. The Junipers shall be spaced every <br />four (4) feet in order to obtain a solid screen. The existing <br />Junipers on the northeast corner of the property shall be replaced <br />with new plantings. <br /> <br />3. No access to the property shall be permitted from Westgate Avenue. <br /> <br />4. The missing and damaged metal slats in the fence surrounding the <br />property shall be replaced with matching metal slats and all of the <br />slats shall be maintained in good condition. <br /> <br />5. All trailer and truck doors as well as the gates of the property <br />shall be kept locked except during business hours. <br /> <br />6. No parking of any vehicles shall be permitted north of the building <br />or fence on the Olive Boulevard side of the lot. <br /> <br />7. This Conditional Use Permit is limited to outdoor parking and storage <br />of motor vehicles and trailers by ATEC Liquidations, Inc. only. <br />Should there be a change in ownership or tenancy of the premises at <br />6504 Olive Boulevard, a new Conditional Use Permit for parking and <br />storage of motor vehicles and trailers must be applied for and <br />approved. <br /> <br />Mr. Rice seconded the motion which passed by a vote of 4-0 with 1 abstention. <br /> <br />OTHER BUSINESS <br /> <br />Chairman Hamilton thanked Mr. Goldman for the approved copies of the <br />Comprehensive Plan that Commission members had received the previous week. <br /> <br />Chairman Hamilton asked for a report on the Plan Commissioner's workshop which <br />five members and the Zoning Administrator attended on January 29, 1987. <br />
