Ms. Kreishman <br />seconded the motion which passed by a vote of 6-1. <br /> <br />PROPOSAL TO AMEND UNIVERSITY CITY SIGN CODE - INDUSTRIAL GROUP DIRECTORY SIGNAGE <br /> <br />Sarah Elwood, Zoning Administrator, presented the revised proposal for Industrial <br />Group Directory Signage first reviewed by the Commission in May. The following <br />revision was presented: <br /> <br />Section 34-102.4 <br /> <br />g. Industrial Group Directory Signs: Groups of industrial buildings <br />containing a minimum of four (4) buildings and a minimum of three hundred <br />(300) feet of street frontage shall be permitted one (1) freestanding <br />directory sign not exceeding fifteen (IS) feet in sign height and eighty <br />(80) square feet in gross sign area. The sign must be located at least five <br />(5) feet from the right-of-way line and shall not be located closer than one <br />hundred and fifty (150) feet from any property which does not contain a <br />building included in the group. Such a directory sign may include the name <br />of the industrial group, addresses and directory information. No other <br />freestanding signs, other than Parking Direction Signs and Directional Signs <br />not exceeding six (6) feet in height, shall be located within two hundred <br />(200) feet of an Industrial Group Directory Sign. <br /> <br />Commission members expressed several suggestions and posed several questions in order <br />to make the proposal as useful as possible for existing groups of businesses, <br />especially those which contain some without street frontage along Olive Boulevard. <br />Chairman McCauley asked if all "double-decked" development in need of directory <br />signage contained three hundred feet of frontage. The Chairman and Mr. Safe suggested <br />the creation of two categories of sign size and height similar to those outlined for <br />primary signs in the city's sign code. Several members inquired about the potential <br />limitations on other freestanding signs and the limited applicability of the proposal <br />to groups of industrial businesses. Mr. Rice believed that developers should <br />contemplate signage needs for new businesses during the subdivision or development <br />stage. He also felt that while this type of directory signage was appropriate for <br />industrial businesses and service businesses, it was not appropriate for retail <br />businesses which should choose locations with prominent street frontage. Chairman <br />McCauley clarified that off-premise signage would still be prohibited. Mr. Paul <br />Schoomer, Councilmember from the Second Ward, suggested that in redrafting this <br />signage proposal, the Plan Commission and Planning staff should consider exactly which <br />existing groups of businesses would seek to avail themselves of this sign opportunity. <br />Given the high number of suggested revisions for this proposal, Commission members <br />suggested that it be placed on the agenda for their next meeting. <br /> <br />ADJOURNMENT <br /> <br />The meeting adjourned at 8:49 p.m. <br />
