<br />. <br />Minutes - Plan Commission <br />Page 7 <br />October 25, 1989 <br /> <br />. <br /> <br />New Section <br /> <br />34-36.1 Intent and Purpose <br /> <br />The "RC"-Retail Commercial District is a zoning district intended to accommodate <br />a wide variety of retail commercial uses, including both convenience retail uses <br />and those uses which attract shoppers from a larger market area. All ground <br />floor spaces which have a frontage facing a street should be limited to the <br />retail trade in order to attract and encourage intensive pedestrian traffic. <br /> <br />New Section <br /> <br />34-36.3 Permitted Uses <br /> <br />Any structure or land in the "RC"-Retail Commercial District may be used for the <br />sales of goods or products, the servicing of materials, goods or products and for <br />office activities subject to all the provisions of the University City Zoning <br />Code and other applicable ordinances and statutes; except that all ground floor <br />spaces with a frontage facing a street shall be limited to the retail sales of <br />goods or merchandise for personal consumption only. Existing residential uses <br />may be continued; except that they shall not be expanded, enlarged or increased <br />in intensity. <br /> <br />Additions and Changes to Section 34-36.5 Site Plan Approval Required <br /> <br />Amended subsection: <br /> <br />8. Offices, non-retail sales, and servicing of materials, goods or products in <br />ground floor frontages facing a street. <br /> <br />New subsection: <br /> <br />9. Retail services including but not limited to banks and finance companies, and <br />real estate and insurance businesses. <br /> <br />(Existing subsections 9 through 11 shall be renumbered 10 through 12). <br /> <br />Mr. Rice seconded the motion which passed by a vote of 5-0 with 1 abstention. <br /> <br />PROPOSED ZONING CODE AMENDMENT - FENCE REGULATIONS <br /> <br />Ms. Elwood stated that a proposal had been made to include in the Zoning Code a <br />requirement that the structural members of a fence not be visible to the outside. The <br />following was proposed to serve as this requirement: <br /> <br />Zoning Code Section 34-52.5 <br /> <br />New Section (d) <br /> <br />(d) All new or replacement fences shall be constructed with posts, rails, <br />framing and/or other exposed structural members facing within the area to be <br />enclosed or toward the area to be screened. <br /> <br />(Make old subsection (d) new subsection (e)). <br />
