<br />. <br /> <br />. <br /> <br />Minutes - Plan Commission <br />Page 2 <br />March 28, 1990 <br /> <br />Mannion-stude Development Company in its request to resubdivide <br />Lots 3 and 4 of the original Beyers Subdivision. The development <br />company wishes to create a larger Lot 3 on which it could build a <br />new office/warehouse building. Mr. Mannion stated that the <br />sUbdivision would still leave Lot 4 with sufficient lot area and <br />parking area to comply with city codes. <br /> <br />Chairperson Kreishman called on Planning Department staff to <br />present its recommendation on the request. Sarah Elwood, Zoning <br />Administrator, reminded Commission members that in early 1988 <br />they had approved the original Beyers SUbdivision which consists <br />of seven lots of industrial property. She explained that the <br />Lots 3 and 4 created by the original 1988 sUbdivision were the <br />subject of the current request. The proposal involved moving the <br />lot line between these two lots in order to create a larger Lot <br />3A and a smaller Lot 4A. The proposed sizes of the new lots <br />comply with the requirements of Section 34-38 of the Zoning Code <br />regarding "IC"-Industrial Commercial Districts. Ms. Elwood <br />continued by saying that there is currently a building located on <br />the southern portion of existing Lot 4; however, moving the lot <br />line between the two lots thirty feet to the south should not <br />affect the use of the building. Sufficient area will still exist <br />north of the building for adequate parking as required by the <br />Zoning Code. The proposed plat appears to conform in all <br />respects to the city's SUbdivision Ordinance. <br /> <br />After a brief discussion, Mr. Safe moved that the Plan Commission <br />approve the record plat entitled "Resubdivision of Lots 3 & 4 of <br />Beyers SUbdivision" as submitted. Mr. Washington seconded the <br />motion. The Chairman called for any discussion on the motion. <br />Mr. McCauley mentioned the group signage issues which had been <br />considered by the Plan Commission for the group of businesses <br />along the Beyers Industrial Court. He asked if the group signage <br />proposal had ever been enacted into law and whether the Beyers <br />Industrial Court businesses had ever erected such a directory <br />sign. Ms. Elwood responded that a new category of sign had been <br />adopted by the City Council entitled "Commercial Group Directory <br />Signs." The Mannion-Stude Development Company has been working <br />with Ms. Elwood to design and erect a sign which would serve the <br />businesses along the Beyers Industrial Court. There being no <br />further discussion, Chairperson Kreishman called for a vote on <br />the motion which passed by a vote of 4-0 with two abstentions. <br /> <br />PUBLIC HEARING - APPLICATION FOR CONDITIONAL USE PERMIT #281. <br />CARRY-OUT RESTAURANT AT 8406 OLIVE BOULEVARD <br /> <br />Chairperson Kreishman called on those representing the applicant <br />to present the proposal for the carry-out restaurant.
