May 22, 1996 Plan Commission Meeting Minutes Page 6 <br />Shapiro, 920 Rutger, St. Louis, MO 63104 for resubdivision of a two-family dwelling into <br />condominiums located at 7417 Delmar. <br />The Chairperson noted the Commission's procedures and criteria for reviewing resubdivision <br />applications. Mr. Shapiro could not appear but asked that the commission review his proposed plat. <br />If there were problems or questions then he would have to address them at the June meeting. <br />Chairperson Solodar called on Planning Director Al Goldman to provide the staff report. Mr. <br />Goldman stated that he recommends that preliminary approval be given for the Delson Condominium <br />Plat subject to correcting the final plat as follows: 1) The surveyor's certification on the plat is almost <br />ten years old. The building and the site should be field checked and the plat should be recertified by <br />the registered land surveyor. 2) The plat is not clear with respect to the extent of the common area <br />shown at the front entry on the First Floor Details. The drawing makes it appear that the front stair <br />is part of the common area. Mark the plat to clearly show the boundaries of the front entry common <br />area. 3) The side stair is shown as common area on the First Floor Details but it is not shown on the <br />1st Floor Plan and it is not marked as a common area on Basement Plan and 2nd Floor Plan. Show <br />the common areas on all floor plans. 4) I assume the stair between the 2nd and 3rd floors is <br />contained within Unit 2. If this is the case the 2nd Floor Plan should clearly show the boundaries <br />between this stair and the common stair. 5) Remove the question mark from the common area <br />storage shown on the Basement Plan. <br />Mr. Goldman stated that final approval is not recommended until the corrections are properly <br />completed and approved by the staff. <br />Ms. Peniston moved that preliminary approval be given for the Delson Condominium Plat subject to <br />correcting the final plat as follows: <br />1.The surveyor's certification on the plat is almost ten years old.
