Landscaping shall be installed and maintained in accordance with the <br />approved plan. <br />8.The site plan shall be revised to reflect a 4' high earth berm along the Olive frontage. <br />9.A black metal fence, similar to that currently along the north and west property lines, shall <br />be installed and maintained along said property lines, except for the area used for ingress and <br />egress. <br />10.The front and side elevations shall be partially faced with brick. The elevation drawings shall <br />be revised to reflect this requirement and shall be submitted to the Director of Planning for <br />her/his review and approval. <br />11.Rooftop mechanical equipment shall be screened from view. The electric service and the gas <br />and electric meters shall be located only on the rear side of the building. <br />12.The hours of operation shall be limited to the hours between 6:00 a.m. to 1:00 a.m. the <br />following morning. <br />13.Vehicle egress onto Olive shall be limited to right turn only. <br />The motion was seconded by Mr. Solodar and passed by a vote of 4 to 0, with all members voting <br />“aye.” <br />Resubdivision/Condominium, 7331 Forsyth, Beacon Place Condominiums <br />Chairperson Solodar announced that a hearing was scheduled to consider an application from Zamco, <br />L.C. represented by Steve Baron, 1722 Olive Street, St. Louis, MO 63103. The application is to <br />convert a four-family dwelling into condominiums at 7331 Forsyth to be known as the Beacon Place <br />Condominiums. <br />The Chairperson noted the commission's procedures and criteria for reviewing resubdivision <br />applications and called on the applicant. Mr. Baron gave an overview of the proposal. <br />Chairperson Solodar called on Frank B. Hill, Zoning Administrator to provide the staff report. Mr. <br />Hill stated that the owner of the four-family dwelling at 7331 Forsyth, Zamco L.C. represented by <br />Steve Barron has requested approval to subdivide the property for condominium ownership. The <br />plat meets the requirements set forth in §29-36.1(1) of the University City Municipal Code. Prior <br />to forwarding the plat to the city council, the applicant will need to submit the following to the city <br />staff [per §29-36.2(4)]: a) Certificate of clear title, prepared by a duly authorized title company <br />stating that the signatures of all persons whose consent is necessary to the preparation and recording <br />of said plat are shown on the plat. b) Tax certificate or copy of paid tax bill for the property from <br />the St. Louis County Collector of Revenue. c) Verification that the subdivision (condominium) <br />name is not a duplicate of another subdivision name in St. Louis County from the St. Louis County <br />wpoffice\wpdata\m-2-25.plc <br /> <br />
