December 9, 1998 Plan Commission Minutes Page 2 of 2 Hearing: Resubdivision / Lot Consolidation, 1 McKnight Place Chairperson Solodar announced that a hearing was scheduled to consider the application of McKnight Place Partnership I, L.C. represented by Charles Deutsch for reapproval of the final plat to consolidate eight lots with existing Lot1 and create a separate lot to be known as Lot 3. Charles Deutsch, 1 McKnight Place, University City, MO 63124, gave an overview of the project stating that due to some legal and title issues they wished to reconfigure the lot as currently proposed. Mr. Hill stated the McKnight Place Partnership I, L.P. has refiled the final subdivision plat for this property. A different configuration was previously approved by the Plan Commission at the October 1, 1998 Meeting. Mr. Hill stated that the new plat meets all requirements of the subdivision regulations and asked that the final plat be approved per his December 4, 1998 memo. He stated that Shu Simon, City Attorney for zoning issues stated that if the following script is added to the plat the lot size of Lot 3 will conform with the subdivision regulations, “Owner acknowledges that pursuant to Article 2 of the University City Zoning Code, Lot 3 does not constitute a lot of record which may be separately developed and may only be developed as a zoning lot in conjunction with Lot 1 and/or Lot 2.” Mr. Solodar asked that the reference to Missouri Highway 725 be switched to Interstate 170. Mr. Self moved that the Plan Commission recommend approval of the final plat for the subdivision of 1 McKnight Place to be known as “The Gatesworth Addition”if, prior to being forwarded to City Council, said plat includes the addition of the following language under the Owner’s Acknowledgment and General Notes “Owner acknowledges that pursuant to Article 2 of the University City Zoning Code, Lot 3 does not constitute a lot of record which may be separately developed and may only be developed as a zoning lot in conjunction with Lot 1 and/or Lot 2.” Further, the identification of Missouri Highway 725 shall be identified as Interstate 170. The motion was seconded by Mr. Reed and passed by a vote of 4 to 0, with all members voting “aye.” Discussion of Economic Development Strategy Mr. Walker and Joy Cunningham, Economic Development Specialist for University City gave an overview of the Economic Development Strategy. Commission members discussed the strategy. Adjournment Mr. Solodar moved for adjournment. The motion was seconded by Mr. Reed and passed unanimously.
