Said plantings shall be <br />installed and finalized no later following planting season after the end of construction. <br />3.Overnight outdoor parking of motor vehicles shall be prohibited except for those vehicles used <br />in conjunction with the business. <br />4.With the exception of the storage of motor vehicles in accordance with Condition #3, all <br />business, service, storage and display shall be conducted within the building. <br />5.Service and repair operations shall be limited to the hours between 7:30 a.m. and 6 p.m. <br />Monday through Friday and between 7:30 a.m. and 4:00 p.m. on Saturday. No business will <br />be conducted on Sunday. <br />6.All paving on the site shall be repaired or replaced to bring the surface into good repair. <br />7.The operator of the facility shall regularly police the site and the area adjacent to the store to <br />remove litter and debris. <br />8. Trash containers for patron use shall be available on the premises at all times. Adequate refuse <br />disposal shall be provided by and for the business. The refuse containers and surroundings <br />shall be maintained in a clean condition. <br />9.Lighting of all exterior areas, including all parking areas, shall comply with the requirements of <br />Section 34.93.7 of the Zoning Code, and shall be designed to be compatible with surrounding <br />areas, shall be shaded to direct light downward and away from abutting uses with particular <br />attention to the screening of light away from the residential uses to the south. <br />10.Mechanical and electrical equipment shall screened per Section 34-60.3 of the University City <br />Zoning Code. Dumpster containers shall be screened per Section 34-60.4 of the University <br />City Zoning Code. <br />11.An eight foot high sight-proof fence or wall shall be established along all areas adjacent to <br />residentially zoned property per Section 34-60.2(1) of the Zoning Code. <br />12.Drainage and grading arrangements shall be approved by MSD and the City Public Works <br />Department. <br />13.A detailed construction traffic control and parking plan shall be submitted to the Director of <br />Planning and Development and Director of Public Works for approval. Said plan shall set <br />forth details pertaining to worker and resident parking during all phases of the proposed <br />construction. It shall further detail solutions to public property maintenance issues such as <br />street cleaning and traffic diversion.
