May 25, 2005 Plan Commission Minutes Page 5 of 6 obtain those approvals in written form in a timely manner prior to issuance of the building permit. 4.Lighting of all exterior areas, including the front parking area, shall comply with the requirements of Section 34-93.7 of the Zoning Code, and shall be designed to be compatible with surrounding areas by shading to direct light downward and away from abutting residential uses. 5.Drainage and grading arrangements shall be approved by MSD and the City Public Works Department prior to issuance of a building permit by the Department of Planning and Development. It shall be the applicant’s responsibility to obtain those approvals in written form in a timely manner prior to issuance of the building permit. 6.A detailed construction traffic control and parking plan should be submitted to the Director of Planning and Development and the Director of Public Works for approval. Said plan shall set forth details pertaining to worker parking during all phases of the proposed construction. It shall further detail solutions to public property maintenance issues such as street cleaning and traffic diversion. Said plan shall be finalized prior to the issuance of a building permit. It shall be the applicant’s responsibility to obtain those approvals in written form in a timely manner prior to issuance of the building permit. 7.Building, mechanical and electrical equipment should be screened per Sections 34-60.3 of the Zoning Code. The facia shall be extended across the north side of the building to screen rooftop mechanical equipment. Said plans shall be finalized prior to the issuance of a building permit. 8.Ingress and egress curb-cuts shall be as approved by the City Public Works Department and the State and/or County Highway Departments (whichever is pertinent) prior to issuance of the building permit. It shall be the applicant’s responsibility to obtain those approvals in written form in a timely manner prior to issuance of the building permit. 9.The applicant shall install at their cost: street lighting, sidewalks and tree grates per the specifications set forth by the Public Works Department in the Olive Street Enhancement Program. The applicant shall submit a plan detailing that portion of the project which shall be reviewed and approved by the Director of Public Works prior to issuance of a building permit for the project. The applicant shall also obtain the required approval from any State and/or County agencies (whichever is pertinent) which will be required to locate the Olive Street Enhancement improvements in the portion of the right-of-way. It shall be the applicant’s responsibility to obtain those approvals in written form in a timely manner prior to issuance of the building permit.
