May 25, 2005 Plan Commission Minutes Page 5 of 6 <br />obtain those approvals in written form in a timely manner prior to issuance of the building <br />permit. <br />4.Lighting of all exterior areas, including the front parking area, shall comply with the <br />requirements of Section 34-93.7 of the Zoning Code, and shall be designed to be compatible <br />with surrounding areas by shading to direct light downward and away from abutting residential <br />uses. <br />5.Drainage and grading arrangements shall be approved by MSD and the City Public Works <br />Department prior to issuance of a building permit by the Department of Planning and <br />Development. It shall be the applicant’s responsibility to obtain those approvals in written form <br />in a timely manner prior to issuance of the building permit. <br />6.A detailed construction traffic control and parking plan should be submitted to the Director of <br />Planning and Development and the Director of Public Works for approval. Said plan shall set <br />forth details pertaining to worker parking during all phases of the proposed construction. It <br />shall further detail solutions to public property maintenance issues such as street cleaning and <br />traffic diversion. Said plan shall be finalized prior to the issuance of a building permit. It shall <br />be the applicant’s responsibility to obtain those approvals in written form in a timely manner <br />prior to issuance of the building permit. <br />7.Building, mechanical and electrical equipment should be screened per Sections 34-60.3 of the <br />Zoning Code. The facia shall be extended across the north side of the building to screen <br />rooftop mechanical equipment. Said plans shall be finalized prior to the issuance of a building <br />permit. <br />8.Ingress and egress curb-cuts shall be as approved by the City Public Works Department and the <br />State and/or County Highway Departments (whichever is pertinent) prior to issuance of the <br />building permit. It shall be the applicant’s responsibility to obtain those approvals in written <br />form in a timely manner prior to issuance of the building permit. <br />9.The applicant shall install at their cost: street lighting, sidewalks and tree grates per the <br />specifications set forth by the Public Works Department in the Olive Street Enhancement <br />Program. The applicant shall submit a plan detailing that portion of the project which shall be <br />reviewed and approved by the Director of Public Works prior to issuance of a building permit <br />for the project. The applicant shall also obtain the required approval from any State and/or <br />County agencies (whichever is pertinent) which will be required to locate the Olive Street <br />Enhancement improvements in the portion of the right-of-way. It shall be the applicant’s <br />responsibility to obtain those approvals in written form in a timely manner prior to issuance of <br />the building permit. <br />The motion was seconded by Mr. Marentette and passed by a vote of 6 to 0 with all members voting <br />“aye.” <br />K:\WPOFFICE\WPDATA\m-5-25-2005.plc.final.wpd <br /> <br />
