<br />Section 34-32 MR District: <br />The MR District regulations do not reflect what currently exists in the district. The minimum lot <br />size in the MR District is 20,000 square feet. A majority of the lots do not come close to meeting <br />this minimum lot size as most are 10,000 square feet or less. Many of the lots are used for single <br />family and two-family houses. Single family dwellings are a conditional use in the MR District. <br />Two-family dwellings are not permitted. It will be challenging for property owners to redevelop <br />on a MR zoning lot when zoning requirements cannot be met. Little historical information is <br />known about the regulations. Staff provided options to allow for redevelopment within the MR <br />District. Options included doing nothing thereby not allowing redevelopment on nonconforming <br />lots, rezoning parcels in the MR District that do not meet the requirements, create a new zoning <br />district and rezone as necessary, or amend the MR District language to address the existing <br />nonconforming lots. The Plan Commission suggested that more research be carried out by <br />Community Development staff and draft language allowing for redevelopment within the MR <br />District be proposed. <br /> <br />Section 34-55 Setback Exceptions and Section 34-56 Accessory Uses, Buildings, and Structures: <br />These Sections contain verbiage that is not located in the most logical section. The Plan <br />Commission agreed that text amendments should be proposed to arrange the wording in a way <br />that makes sense and offers more clarity. <br /> <br />Section 34-85 Linden-Kingsbury Historic District: <br />This Section contained a typographical error that will need to be resolved through a text <br />amendment. <br /> <br />Section 34-106 Sign Regulations – Nonresidential Uses: <br />The Plan Commission agreed that this section should be arranged in a way that is consistent with <br />the other sections that pertain to sign regulations. <br /> <br />Zoning Map Review <br /> <br />Staff presented the Zoning Map Review to the Plan Commission. The new Zoning Map includes <br />the most recent rezoning at 549 and 551 North and South Road. The map also uses the most up- <br />to-date parcel information from St. Louis County. The zoning district colors have been changed <br />to reflect more standard zoning map colors. <br /> <br />A motion was made by Mr. Senturia to accept the new Zoning Map. The motion was seconded <br />by Ms. Carr and was approved by voice vote. <br /> <br />Adjournment <br /> <br />There being no further business, a motion was made to adjourn.
