<br />Board of Adjustment <br />Minutes <br />March 16, 2011 <br />A Board of Adjustment meeting was held on March 16, 2011 in the EOC Room located in the <br />basement of City Hall. The meeting commenced at 7:30 pm. <br />Members PresentMembers Absent <br /> <br />John Solodar Deborah Arbogast <br />Mike Krivonak Fannye Houston <br />Mary Johnson <br />Kathy Straatmann <br />Peggy Holly <br />Staff Present <br />Andrea Riganti, Director of Community Development <br />Ray Lai, Deputy Director of Planning, Zoning, and Economic Development <br />Zach Greatens, Planner <br />Case #P100025 – Variance from maximum fence height, 545 North and South Road <br />Gilles and Margot Cottier, 545 North and South Road, requested a variance of Section 34-60.2- <br />1.b of the Zoning Code in order to construct a fence between their property and the property to <br />the north that will exceed the maximum fence height permitted by 5 feet. The variance was <br />approved by a vote of 5 to 0 with the condition that the applicants complete one of the following <br />two options: (1) The additional fencing be constructed on the existing fence after a maintenance <br />agreement has been finalized between both property owners (the Cottiers and Dewey’s Pizza), or <br />(2) A new fence be constructed on the Cottier’s property that is permitted to be up to 13 feet in <br />height. <br />Case #P100026 – Variance from rear yard setback and side yard setback, 7134 Northmoor <br />Drive <br />Manooher Mofidi and Mina Cherapoo, 7134 Northmoor Drive, requested a variance of Sections <br />34-30.5-2.a (2) and 34-30.5-2.a (3) of the Zoning Code in order to construct a two-story addition <br />with a basement level garage to the existing single-family residence that will encroach 10 feet <br />into the required 30 rear yard setback and 2 feet into the required 5 foot side yard setback on the <br />eastern property line at 7134 Northmoor Drive. The variance was approved by a vote of 5 to 0 <br />with the following conditions: The addition shall not encroach into the 5 foot side yard setback <br />from the eastern property line. The addition is only permitted to encroach up to 10 feet into the <br />rear yard setback. <br />
