<br /> <br />Board of Adjustment <br />Minutes <br />September 21, 2011 <br /> <br />A Board of Adjustment meeting was held on September 21, 2011 in the EOC Room in the <br />basement of City Hall. Approval of Minutes <br />The minutes from the August 17, 2011 Board of Adjustment meeting were approved. <br /> <br />The Chairperson announced a change in the order of the agenda. The second and third agenda <br />items were switched. Case number 11-02776, a variance request at 7449 Trenton Avenue was <br />heard prior to case number 11-01775, a variance request at 8390 Delmar Boulevard. <br /> <br />2. Case # 11-02776 7449 Trenton Avenue <br />Robert Smorodin and Lauren Shields (property owners) requested two variances: 1) to construct <br />a carport maintaining a side yard setback of 1.48 feet in lieu of five (5) feet as required by <br />Section 34-30.5.2.a.2 of the Zoning Code, and 2) to construct a carport with a roof overhang <br />maintaining a side yard setback of 0.15 feet in lieu of three (3) feet as required by Section 34- <br />55.1.4.b of the Zoning Code for the single-family dwelling in the SR Single Family Residential <br />District. Both variances were approved by a vote of 4 to 0. (Deborah Arbogast entered the <br />meeting after all presentations by staff and the applicant and did not vote.) <br /> <br />3. Case # 11-01775 8390 Delmar Boulevard <br />Kent Evans with Delmar, LLC requested a variance to eliminate the requirement for a sight- <br />proof fence or wall of six (6) to eight (8) feet in height, serving as screening between non- <br />residential and residential zoning districts, as required by Section 34-60.2.1.b of the Zoning Code <br />for the proposed commercial development in the GC General Commercial District. The <br />variance was approved by a vote of 5 to 0 with the condition that additional, heavy evergreen <br />landscaping providing a sight-proof effect in addition to deciduous canopy trees be installed as <br />approved by the Department of Community Development in conjunction with the Forestry <br />Supervisor. Evergreen trees shall be at least 6 feet in height and deciduous canopy trees shall <br />have a caliper size of at least 2.5 inches. Removal of the trees to the southeast of the proposed <br />commercial development, near the property at 8341 Delcrest Drive, shall be prohibited. The <br />Chairperson also suggested that an irrigation system be installed to maintain the landscaping. <br />tm; <br /> šE <br /> <br />
