<br />Attachment B of the Staff Report along with the addition of a recommendation that the trash <br />collection facilities be considered for relocation. <br /> <br />The motion was seconded by Ms. Lewis. <br /> <br />The motion carried by voice vote with one vote against. <br /> <br /> <br />Public Hearing: Conditional Use Permit Application 6707 Vernon Avenue <br /> <br />Mr. Halpert announced that Conditional Use Permit application 11-05051 was withdrawn by the <br />applicant. <br /> <br /> <br />Zoning Map Amendment: 6668 Vernon Avenue, 844, 852, 858 Kingsland Avenue <br /> <br />Mr. Halpert announced a proposed rezoning of four parcels from PD-R Planned Development- <br />Residential District and IC Industrial Commercial District to PD-M Planned Development- <br />Mixed Use District. <br /> <br />The request is to approve the proposed map amendment and preliminary development plan. <br /> <br />Staff provided an overview of the site. <br /> <br />The applicant, Jay Simon with Metropolitan Development, provided an overview of the project. <br />The proposed development consists of two proposed buildings one building to the south of the <br />site, one to the north, with a parking garage between the two buildings. Elevators are proposed <br />on each side of parking garage. The current proposal is for 124 apartment units on floors two <br />through five. 64 of the units will be one-bedroom apartments. 60 of the units will be two- <br />bedroom apartments. On the ground floor, two retail spaces are proposed, one in each building. <br />The combined are of the retail space is approximately 14,000 square feet. <br /> <br />Mark Doering, with Doering Engineering, provided a revised site plan to the Plan Commission <br />members showing two minor revisions from the original submittal. The area to the south has a <br />patio area in front of southern building. The new plan also shows the southern building closer to <br />Metcalfe Park. <br /> <br />To summarize, Mr. Simon stated there will be two retail spaces, a fitness facility, office space for <br />leasing, and live/work units. Mr. Simon asked for more flexibility to increase the number of <br />units in case changes need to be made to the proposed live/work spaces for marketability. <br /> <br />Mr. Simon added that the target market is with Washington University faculty members and <br />graduate students. The secondary market includes retirees looking to downsize but still wanting <br />amenities such as a swimming pool and workout facilities. Rents are proposed to range from <br />$659 to $1050 per unit. <br /> <br />tm; E <br /> <br /> <br />
