Questions from Council: <br /> <br /> Are there historic buildings involved? Wash U will be working with the Historic <br />Preservation Commission <br /> <br /> Is Washington University asking University City for any tax breaks. Wash U is not <br />asking for any incentives <br /> <br /> How many residents in present 120 units. Currently about 200 people living there <br />and will go to 550 people <br /> <br /> Washington University’s Residential Life would manage the apartments and how <br />would it work with the retail commercial enterprises going on with the not-for-profit <br />Washington University. The retail tenants would not be under the Residential <br />Life operation <br /> <br /> Is property tax pro-rated for the commercial enterprise? Wash U works with the <br />County Assessor who prorates it by space and size for taxes <br /> <br /> Any commitment to hire with U City. Wash U encourages and looks for within on <br />a competitive basis <br /> <br /> Would Wash U ask for any development incentives from the City. Their answer <br />was none <br /> <br /> What are the parallel properties to the project? At present it was four buildings <br /> <br />from the Washington University quadrangle and four buildings on the west <br />side of Parkview Gardens <br /> <br /> Will there be any noise concern with the influx of students. Resident advisors of <br />Wash U reach out, the Neighborhood Voice, to the neighbors and follow the <br />same protocol <br /> <br /> Hope was for some kind of minority participation. Wash U’s track record on <br />construction has been very good on minority and women owned businesses <br /> <br /> Envisioning increased use of the City’s parking garage. Wash U is using the <br />availability of the City’s parking garage for the retail section of the project <br /> <br /> Targeted students to live in apartments. Wash U is reserving them for Juniors <br />and primarily Seniors <br /> <br /> Is underground parking sufficient for 550 occupants? Wash U is planning on a .5 <br />ratio <br /> <br /> There could potentially be 250 additional cars looking for a place to park. The goal <br />was to make the development very sustainable so students don’t find it <br />necessary to have a car. Wash U has monitored a section and it was less than <br />50 percent that brought cars <br /> <br /> Will Wash U be able to adapt if it is found that more parking spaces are needed. <br />Wash U said they will increase or decrease the incentives offered for not <br />having a car <br /> <br /> Heights of the buildings fit in with the Parkview Garden Plan.
