<br /> <br />Board of Adjustment <br />March 20, 2013 Meeting Minutes <br />(approved 4/17/2013) <br /> <br />A Board of Adjustment meeting was held on Wednesday March 20, 2013 at the Heman Park <br />Community Center located at 975 Pennsylvania Avenue, University City, Missouri. Approval of Minutes <br />The minutes from the February 20, 2013 Board of Adjustment meeting were approved. <br /> <br />2. Case # 13-01390 6960 Kingsbury Boulevard <br />Mark and Jan Scott, property owners, requested a variance to construct an attached garage to the <br />existing single family residence maintaining a rear yard setback of 25.78 feet in lieu of thirty 30 <br />feet as required by Section 34-30.5.2.a(3) of the Zoning Code for the residential lot in the SR <br />Single Family Residential District. The variance was approved by a vote of 5 to 0. The Board <br />members noted that the two adjacent property owners, to the east and to the south, had submitted <br />letters in support of the proposed construction, and that the existing alley to the south of the <br />subject property reduced the impact of the proposed construction on the property to the south. <br /> <br />3. Case # 13-01396 6628 Washington Avenue <br />Clinton Enyeart with St. Louis Design Alliance, Inc., on behalf of Washington University in St. <br />Louis (property owners), requested a variance to increase the maximum allowable number of <br />dwelling units for the proposed conversion of the existing multi-family building to nine (9) units <br />in lieu of eight (8) units per Zoning Code Section 34-57.2.3.a(2) for the HR High Density <br />Residential District. The variance was approved by a vote of 5 to 0. The Board members noted <br />that the proposal would result in a decrease in residents in the building which would result in less <br />potential for negative impact on the neighborhood. <br /> <br />Two members of the public addressed the Board of Adjustment. <br /> <br />Dan Stevens 6643 Washington Avenue. Mr. Stevens stated he had no objections to the specific <br />project. He stated that the neighborhood had changed and is no longer a multi-family <br />neighborhood, but is more of a Washington University dormitory.
