He added that they operate <br />entirely different from other vehicle service centers and there were essentially no fluids or typical <br />dirty materials as they operate with a battery. He stated they had a small customer waiting area <br />and fenced, secure parking area in the rear. He stated they typically would not store vehicles <br />outside, but if outside, they would be covered and in the secure area. <br /> <br />Questions/Comments from Plan Commission members and responses included: <br />How many cars have been sold in the St. Louis region? Applicant: So far, 17. This market is <br />viewed as one with potential growth. <br />Where is the closest service center? Applicant: Chicago. <br />Are you leasing the space? Applicant: Yes. A five-year lease. <br />Are cars dropped off here also, or is it just for maintenance? Applicant: It is somewhat multi- <br />functional. Service would be conducted, but customers could also have their new vehicle <br />delivered here. <br /> <br />Staff Comments <br />Mr. Greatens stated the application was to expand scope of work to become vehicle repair <br />facility, which requires Conditional Use Permit in the IC District. The applicant currently <br />operates a vehicle service facility at this location. He stated that the proposed use would be <br />compatible with surrounding uses and staff recommended approval with conditions in <br />Attachment B of the Staff Report. <br /> <br />Questions/Comments from Plan Commission members and responses included: <br />Is this within the Olive Boulevard and I-170 planning area? Mr. Lai: Yes. <br /> <br />Ms. Moran made a motion to approve the Conditional Use Permit application with conditions in <br />Attachment B of the Staff report. The motion was seconded by Ms. Hollowell. The motion <br />carried unanimously. <br /> <br />Mr. Lai stated the application and recommendation would be forwarded to City Council for final <br />review at the next available Council meeting. <br /> <br />Public Comments <br />There were no public comments. <br /> <br />Update from Council Liaison <br />Mayor Welsch stated that there would be a public meeting for discussion on the budget on April <br />15. She stated the official public hearing would be in May. She stated that City Council had <br />approved the Conditional Use Permit application for the Loop Trolley as recommended by the <br />Plan Commission. Mayor Welsch stated that the City had received a $300,000 grant for <br />implementing the master plan at Millar Park and a $4,000 grant for planning at Lewis Park and <br />that University City had received more funds for parks than any other community in the region, <br />according to the Municipal Park Grant Commission. Mayor Welsch stated she was working on a <br />holocaust remembrance event for April 10 at which a local holocaust survivor would speak. <br /> <br />The meeting adjourned at 8:00 p.m. <br />tm; šE <br />
