<br /> <br /> <br />Plan Commission <br /> <br />May 22, 2013 Meeting Minutes <br /> <br />(approved 6/26/2013) <br /> <br />The Plan Commission held their regular meeting at the Heman Park Community Center located <br />at 975 Pennsylvania Avenue, University City, Missouri on May 22, 2013. The meeting <br />commenced at 7:00 pm. <br /> <br />Voting Members Present Voting Members Absent (excused) <br /> <br />Deidre Lewis, Chairperson Ben Halpert <br />Linda Locke, Vice-Chairperson <br />Ben Senturia <br />Lisa Greening <br />Cirri Moran <br />Evelyn Hollowell <br /> <br />Non-Voting Council Liaison Present <br /> <br />Mayor Shelley Welsch <br /> <br />Staff Present <br /> <br />Andrea Riganti, Director of Community Development <br />Ray Lai, Deputy Director of Economic and Community Development <br />Zach Greatens, Planner <br /> <br />Approval of Minutes <br />A motion was made by Ms. Locke to approve the minutes of the March 27, 2013 meeting <br />minutes. The motion was seconded by Ms. Moran. The motion was approved unanimously and <br />the March 27, 2013 meeting minutes were approved. <br /> <br />Public Hearing: Conditional Use Permit Application 7531-7547 Olive Boulevard <br /> <br />The Chairperson announced that a public hearing was scheduled for Conditional Use Permit <br />application 13-03636 and the applicant, MERS/Goodwill, was requesting to operate a <br />thrift/resale store in the GC General Commercial District. The Chairperson stated that the <br />public hearing notification requirements had been met in accordance with Article 15 of the <br />Zoning Code. res and criteria for reviewing <br />Conditional Use Permits and amendments to them (Zoning Code Section 34-132.2). The <br />Chairperson stated that the Plan Commission must consider whether the use: a) Complies with <br />all applicable provisions of the University City Zoning Code; b) At the specific location will <br />contribute to and promote the community welfare or convenience; c) Will not cause substantial <br />injury to the value of neighboring property; d) Is consistent with the Comprehensive Plan, <br />neighborhood development plan (if applicable), and any other official planning and development <br />policies of the City; and e) Will provide off-street parking and loading areas in accordance with <br />the standards contained in Article 7 of the University City Zoning Code. <br />tm; <br /> šE  <br /> <br />
