Approval of Minutes

Minutes of the previous meeting (May 16, 2013) were accepted as written.

2. 7100 Delmar Boulevard Design review for proposed construction of front yard
retaining wall in the Theodore Link Historic District (National Register of Historic Places)

Mr. Greatens provided background information, pictures and maps for the project and
summarized the applicable Zoning Code Section (34-77).

Mr. Jeff Figler, property owner, introduced himself to the Commission members and stated that
his contractor, Mr. Shawn Setlich, was present to explain the proposal. Mr. Setlich explained the
proposed construction. He stated the proposed construction was to be a three foot retaining wall
constructed of face brick to match the house and the wall would be approximately one foot from
the existing sidewalk; the wall would be capped with granite to match the existing staircase in
the front yard.

Questions/Comments from Commission members and responses included:

-What would happen where the proposed wall meets the steps? Mr. Setlich: Where the
wall would tie in, it would be angled for a smooth transition and go behind granite caps
along staircase.

-A comment was made regarding the proximity of the proposed wall to the existing
sidewalk and that it would be uncomfortable located so close to the sidewalk and there
would be possible maintenance issues; it would be more appropriate, both visually and
functionally, if it were set further back. Mr. Figler: How far back would be appropriate?

-Three to four feet back and tie into the existing steps would be more appropriate.
Perhaps a ground cover could be planted in front of the wall for easier maintenance.
