<br /> <br />Board of Adjustment <br />July 21, 2014 Meeting Minutes <br />(approved 8-18-2014) <br /> <br />A Board of Adjustment meeting was held on Monday July 21, 2014 at the Heman Park <br />Community Center located at 975 Pennsylvania Avenue, University City, Missouri. The <br />meeting commenced at 6:30 pm. <br /> <br />Members Present Members Absent (excused) <br />Deborah Arbogast, Vice Chairperson John Solodar, Chairperson <br />Peggy Holly Mike Krivonak <br />Kathy Straatmann <br />Roger McFarland, Alternate <br />Charles Marentette, Alternate <br /> <br />Staff Present <br />Raymond Lai, Deputy Director of Economic and Community Development <br />Zach Greatens, Planner <br /> <br />1. Approval of Minutes <br />The minutes from the March 17, 2014 Board of Adjustment meeting were approved. <br /> <br />2. Case # 14-07101 7575 Olive Boulevard <br /> <br />Mark Aldred with Clark, Geer, Latham and Associates, Inc., requested a variance to construct an <br />addition to the front of the legal non-conforming building, decreasing the existing front yard <br />setback from 6.44 feet to five (5) feet, creating an additional non-conformity as prohibited in <br />Section 400.3090.A of the Zoning Code for the retail building in the GC General Commercial <br />District. Cory Bronenkamp with Elcan and Associates, Inc. was in attendance on behalf of the <br />applicant to explain the proposal. The variance was approved by a vote of 5 to 0. The Board <br />members noted that the proposed improvements to the building for which the variance was <br />requested were in an effort to meet some of the recommendations in the Olive Boulevard Design <br />Guidelines. <br /> <br />3.
