<br />Board of Adjustment <br />August 18, 2014 Meeting Minutes <br />(approved 10-20-2014) <br /> <br />A Board of Adjustment meeting was held on Monday August 18, 2014 at the Heman Park <br />Community Center located at 975 Pennsylvania Avenue, University City, Missouri. Approval of Minutes <br />The minutes from the July 21, 2014 Board of Adjustment meeting were approved. <br /> <br />2. Case # 14-03770 6601 Kingsbury Boulevard <br /> <br />Jeff McGee with St. Louis Design Alliance, Inc., on behalf of Washington University in St. <br />Louis (property owner), requested a variance to increase the maximum allowable number of <br />dwelling units for the proposed conversion of the existing multi-family residential building to six <br />(6) units in lieu of five (5) units per Zoning Code Section 400.1130.C.1.b and to allow four (4) <br />parking spaces in lieu of ten (10) required per Zoning Code Section 400.2140 at 6601 Kingsbury <br />Boulevard in the HR High Density Residential District. The applicant also explained the plans <br />that were included in the submittal material for a proposal to reconfigure and improve the rear <br />parking area for the subject property and the four adjacent properties to the west. The proposed <br />plan would result in an additional twelve (12) off-street parking spaces to serve these five multi- <br />family buildings. It was also stated by the applicant that the proposed plan would increase the <br />amount of green space behind the existing buildings and improve vehicular circulation. The <br />applicant also included letters of support from the two properties involved in the proposed <br />improvements that were not owned by Washington University. The variance was approved by a <br />vote view and approval of the proposed parking <br />plan in substantially the same form as attached in the variance submittal, as well as the execution <br />of a mutually acceptable agreement that sets forth the respective repair, maintenance and other <br />responsibilities of all affected property owners. It was also noted by the Board members that the <br />proposed parking plan would reduce the degree of parking non-conformity for each of the four <br />properties to the west and that the improvements to Melville Avenue, to the east of the subject <br />property, reduced the amount of space on the lot for parking and created a hardship. <br /> <br />3.
