The exhaust system shall <br /> be maintained in a clean condition by regularly scheduled cleaning of the system. <br />4. The building and all signing shall be in strict a compliance with the sign <br /> requirements of the zoning code. Strips or strings of lights outlining property lines, <br /> sales area, roof lines, doors, windows, wall edges or other architectural features of a <br /> building shall be prohibited. <br />5. A detailed landscaping plan complying with §34-92.6 of the Zoning Code, shall be <br /> submitted to the Director of Planning for review and approval in conjunction with the <br /> City Forester. Increasing the number of trees along Olive shall be taken into <br /> consideration while developing the plan. Landscaping shall be installed prior to <br /> issuance of the commercial occupancy permit and shall be maintained in <br /> accordance with the approved plan. <br />6. Rooftop mechanical equipment shall be screened from view. The electric service and <br /> the gas and electric meters shall be located only on the northern rear side of the <br /> building. <br />7. The hours of operation for the dining area and lobby shall be limited to the hours <br /> between 6:00 a.m. to 11:00 p.m. Sunday through Thursday and the hours between <br /> 6:00 a.m. and 12:00 a.m. Friday and Saturday. The drive-through operation shall <br /> be permitted to remain open for 24 hours per day. <br />8. Volume of the drive-through service speaker, as well as noise from restaurant <br /> patrons and any other noise, shall not be perceptible beyond the property lines. <br />9. Grading shall be reviewed and approved by the University City Public Works <br /> Department prior to approval of the building permit. <br /> 10. The developer shall install a public sidewalk along the front of the property abutting <br /> Olive. The design of the sidewalk shall be reviewed and approved by the University <br /> City Public Works Department prior to approval of the building permit. <br /> 11. Site coverage shall be increased to 75.3%. <br /> 12. An 8' high. decorative wall shall be erected across the rear property line. Said wall <br /> shall connect up with existing fences on either side to discourage pedestrians from <br /> cutting through the property. Design of said wall shall be approved by the Zoning <br /> Administrator. <br />13. Approval of the ingress and egress shall be contingent upon the approval of the <br /> State Highway Department. <br />14. The applicant shall provide security during nighttime critical hours. <br />15. Lighting of the premises shall be shielded to prevent glare on adjoining properties <br /> and streets. <br />16. Trash cans shall be provided around the perimeter of and at the exits to the <br /> property. <br />17.
