Open space -- (useable residential common open space) - -Any outdoor <br />area of such location, size, and shape as to provide for specific <br />outdoor living as patios, swimming pools, etc., or outdoor service <br />functions as laundry drying. Area considered as useable common <br />open space must be available for all residential occupants of a <br />given building or project and my include only those spaces <br />enclosing an area of at least three hundred (300) square feet, <br />with a least dimension of fifteen (15) or more feet. <br />Parking space - -CF Section 34 -50.3. <br />Patio House - -One of a series of one story, basically "L" shaped, <br />single family residential dwellings which together with an en- <br />closed private court yard or patio may occupy up to one hundred <br />percent of a subdivided lot. The court yard or patio of such <br />a house serves as the principal open space and source of natural <br />light for the occupants. <br />Performance standard - -A criterion established to control noise, <br />smoke, toxic or noxious matter, vibration, fire and explosive <br />hazards, and glare and heat generated by or inherent in the use <br />of land or buildings. (Section 34 -39.7) <br />Person - -A corporation, firm, partnership, association, organization <br />and any other group acting as a unit as well as individuals. It <br />shall also include an executor, administrator, trustee, receiver, <br />or other representative appointed according to law. Whenever the <br />word "person" is used in any section of this chapter prescribing <br />a penalty or fine as to partnership, association, the word shall <br />include the partners or members thereof, and, as to corporation, <br />it shall include the officers, agents or members thereof who are <br />responsible for any violation or such section. <br />Principal building- -The structure in which the principal use on <br />the lot is located: <br />Private passenger vehicle--Any motor vehicle or motorcycle, <br />other than a commercial vehicle which does not exceed 6 -1/2 <br />feet in height and is licensed as a passenger automobile or <br />motorcycle. <br />Project -- (development) one or more buildings on a single lot, or <br />a group of buildings to be constructed by a single developer to <br />be later sold individually on separate subdivided lots or record. <br />Public Service drive - -A public or private way, at the rear or <br />side of property, primarily used as a means of secondary vehicular <br />access to abutting property. <br />Research and development establishments - -A business engaged in the <br />development and assembly of electronic equipment, precision instru- <br />ments or miniaturized mechanical prototypes. <br />Restaurants - -A public eating place other than a Drive -in or Carry- <br />out restaurant and which does not offer goods or services to <br />consumers waiting in parked motor vehicles. <br />Row house - -CF Totanhouse . <br />
