C. Stages of Development <br /> The Donaldson Court Apartments will be developed in a single <br /> stage . Rehabilitation will begin in September of 1984 and be com- <br /> pleted in the Spring of 1985 . <br /> D. Buildings to be Demolished <br /> A small concrete block building which housed the boiler system <br /> will be demolished . The area will be used for additional parking . <br /> E. Buildings to be Retained <br /> Four ,`buildings will be retained for rehabilitation, noted as <br /> "A" , "B" , "C" , and "D" on the site plan. (Exibit "A") <br /> F. Buildings to be Rehabilitated <br /> Westminster is .proposing a total renovation of the four existing <br /> buildings which comprise the Donaldson Court Apartments . The project j <br /> will contain 45 apartments ; 16 - one bedroom units ; 17 - two bedroom <br /> units ; and 12 - three bedroom units . The 11 stores will consist of <br /> 9 ,400 square feet of rentable commercial space . <br /> t <br /> All apartments will feature all new individual heating and air <br /> conditioning systems , new plumbing and fixtures , new wiring : and fix- <br /> tures , carpeting , vinyl flooring , ceramic tile in baths , range , refrig- <br /> erator , dishwasher , disposal and open kits-hen-dining area. The buildings <br /> will be insulated and exterior storm windows installed . Common laundry <br /> facilities and one off-street parking space per unit will be provided <br /> on-site . The project will have an electronic security/entry system. <br /> A landscaped courtyard with a formal entrance off of Westgate will be <br /> created. <br /> The commercial space will be updated with new electrical and <br /> plumbing service, individual heating and cooling , storefront modifica- <br /> tions and interior alterations when necessary. <br /> G. New Construction <br /> New construction will consist of a four foot high masonry wall <br /> along Westgate and a small pavillion in the courtyard facing Westgate <br /> (see exhibit "A") . The exterior surfaces will be finished in the <br /> same material as the buildings . <br /> H. Oven Space <br /> Open space consists of the formal courtyard and the parking area <br /> (see exhibit "A") '. <br /> I . _Donations and Exchanges to Public Agencies <br /> No portion of the development is proposed to �e sold , exchanged <br /> or leased to any public agency. <br /> J .
