A. GENERAL DESCRIPTION <br /> The Renaissance I Redevelopment Corporation requests the <br /> approval by University City for tax abatement to renovate the <br /> former Greek Orthodox Church into commercial offices. <br /> Renaissance I Redevelopment Corporation is the developer of <br /> the property. Renaissance I Redevelopment Corporation is a <br /> General Partner in Renaissance I , a Missouri limited <br /> partnership. The two remaining partners in Renaissance I , a <br /> Missouri limited partnership, are Knoxville Partners, <br /> Incorporated and Starblock Development, Incorporated. " ) <br /> 6900 Delmar is the former Greek Orthodox Church on the <br /> southwest corner of Delmar and Trinity. The structure is <br /> constructed of cut stonewalls with a copper roofed dome <br /> providing a i2'-6" clear span dome over the sanctuary. The <br /> building commands a classic posture as one of the four anchor <br /> buildings: around University City's historic plaza. <br /> The property is currently in an acute state of disrepair. We <br /> have now completed an extensive building needs survey and <br /> have found the actual deficiencies to be more pronounced than <br /> they initially appeared. (See attached map. ) <br /> The north and west faces of the stone facade are located over <br /> the same vein of expandable soil that caused the civic stone <br /> lions to settle. The settlement within the structure is <br /> extensive with 3/4" cracks appearing in many locations. These. <br /> areas must be stabilized with new concrete pier underpinning <br /> down to bedrock the same way the tilting lions were corrected. <br /> The building is in bad condition as evidenced by the <br /> deteriorating plaster and peeling paint on the walls around <br /> the dome and over the sanctuary. Extensive repairs to the <br /> copper roof over the dome are required to make it watertight. <br /> The entire cut limestone exterior requires immediate <br /> tuckpointing to re—establish its integrity. Any moisture that <br /> . gets behind the stone and freezes in the winter will push the <br /> stone away from the building. <br /> The present windows are single glazed, with <br /> non—weatherstripped wood frames. The frames are broken or j <br /> rotten in many cases and need to be removed and replaced with { <br /> new insulated energy efficient units. <br /> 1 <br /> I <br /> 1 <br /> ,� _1_ <br />
