x <br /> F The following plan proposes the redeveloment and preservation of the <br /> former B'nai Amoona Jewish Synagogue, 524 Trinity, to be known as the <br /> Trinity/Washington/Kingsbury Redevelopmehnt Area. <br /> A. BOUNDARY OF THE PROJECT AREA. The project area is located at the <br /> southeast corner of Trinity and Kingsbury Boulevard at 524 Trinity <br /> Avenue (See Exhibit A). <br /> The redevelopment area includes all of Lots 5, 6, 7, 8, 9, 10, and 11 <br /> in Block 3 of the Rosedale Heights Subdivision bounded. The attached <br /> map (Exhibit B) shows the existing uses and condition of the real <br /> property in the project area. <br /> B. PROPOSED LAND USE. Attached at Exhibit C is a land use plan <br /> showing proposed uses in the area. The former and now vacant B'nai <br /> Amoona Jewish Synagogue, 524 Trinity, is the only existing building in <br /> the project area. The development of this site should include any use <br /> presently allowed under the University City Zoning Code or since the 1 <br /> existing zone is limiting, an approved change. <br /> C. LAND COVERAGE AND BUILDING INTENSITY. Exhibit C shows the land <br /> coverage in the project area including the existing building and the <br /> existing parking. The existing structure is to be respected and <br /> preserved. All applicable building and existing or approved changes in <br /> the zoning code should be adhered to for proposed uses and population <br /> density. <br /> D. ZONING AND STREET CHANGES. The proposed use would comply with the <br /> zoning and building code and ordinances of University City, Missouri. <br /> A change in the existing Public Activity zone may be required to allow <br /> more creative yet appropriate utilization of the redevelopment area. <br /> No street changes are contemplated. <br /> E. PUBLIC FACILITIES AND UTILITIES. It is not contemplated that <br /> additional public facilities or utilities will be required in the area <br /> after redevelopment. _ <br /> F. ESTIMATED PROJECT COMPLETION.
