The Developer., its. success.ors. and__assigns .admi.t.. the language, the intent and purposes regarding, fair.. employment._practices. ap.pl.y..to the Development Plan and agree to be bound thereby and agree to comply therewith. 7. (a) In order to avoid the. appearance of. use of City of University City or County of St_ Louis COU.nLy tax revenues for the benefit of any church, religious organization, or. entity having a religious purpose, the Developer here- by agrees that so. long as..general real. estate taxes on the Property are wholly or partially abated, the Developer. shall not lease or license any portion of the Property to any Church, religious _ arganization,._or. any other entity having a religious. purpose, whether. organized. on. a not-for-prof.it or a for profit basis. (b) In the event Dev_eloper_. leases or licenses any portion of the Property in violation of the foregoing provision, developer shall be liable for all abated taxes on the entire-property that would have been payable during the term of such lease or license; and thereafter all tax abatement provided here- under shall terminate and the Property. shall_ be .assessed. for taxes in accordance with the existing law: 8. Developer shall obtain all necessary .permits as prescribed by law and be subject to all lawful inspections and perform any such other necessary acts as required by the ordinance of whi.ch. this contract is a part. 9. Developer shall cooperate with and permit access to the agents and representatives or other officials of the City of University City which by law have jurisdiction over various types of construction or public facilities. The Developer shall be furnished copies of. all written reports made by such repre- sentatives or agents of the City. 10. (a) The City agrees to undertake all actions necessary to implement the provisions of Section 353.110 Revised. Statutes of Missouri, 1978, as amended, for the ten (10) year .period after the date upon which the Developer acquired the real property in the aforesaid blighted area. 3
