O <br /> <br />a) <br /> <br />The vacation, removal, reuse, resurfacing, reconstruction, <br />construction, and other improvements of streets, pedestrian <br />ways, alleys, and sidewalks. <br /> <br />b) The improvement and development of a neighborhood <br /> playground, commercial plaza and other open space areas. <br /> <br />c) <br /> <br />The improvement of public utilities, including the <br />improvement of water run-off inlets, fire hydrants, and the <br />relocation underground of electric and telephone utility <br />lines in or on the perimeter of the Shopping District. <br /> <br />d) <br /> <br />The separation of conflicting traffic movements for <br />pedestrians, private vehicles and public transportation by <br />developing appropriate channels for each type of traffic <br />and by traffic signalization. <br /> <br />e) The development of off-street parking facilities. <br /> <br />f) The treatment of all public facilities for the enhancement <br /> of their visual character. <br /> <br />II. LAND USE PLAN <br /> <br />A. Land Use Map. <br /> <br />The uses of land shall be as shown on the "Proposed Land Use Map", <br />Exhibit B hereof. The map shows all proposed land uses as well as <br />public street right-of-way and all other public uses. <br /> <br />B. Land Use ReKulations And Controls. <br /> <br />Permitted Uses. The permitted uses are listed by site number <br />on Table I. Each site, as numbered in Table I, is designated <br />on the "Proposed Land Use" map, Exhibit B hereof. Multiple <br />family development shall be permitted on all sites designated <br />for any category of residential usage. Sales and service <br />establishments and offices shall be permitted on all sites <br />designated for general commercial usage. Wholesale <br />establishments and light industry in compliance with the <br />current University City Zoning Code for an Industrial <br />Commercial, "IC", District shall be permitted on all sites <br />designated for warehousing-light manufacturing. Combinations <br />of activities, such as commercial-retailing, service, or office <br />establishments as well as public, Institutional, and <br />residential shall be permitted in planned development areas. <br /> <br />Public land uses include public parking garages and/or open <br />parking areas, a park, landscaped traffic separators and <br />greenways, and a civic plaza. <br /> <br /> -3- <br /> <br />B00K81?GPncr 116 <br /> <br /> <br />
