For commercial uses, one <br />parking space for each 150 square feet of <br />commercial floor areal For public parking, the <br />City shall purchase land at fair value and <br />develop not less than 350 public off-street <br />parking spaces. <br /> <br />3d <br /> <br />Permitted Uses: The primary use is residential; <br />the secondary use is retail, service-commercial, <br />office, public, institutional and parking. <br /> <br />Objective: New development should be integrated, <br />intensive and urban in character. In addition to <br />over-all design excellence, specific objectives <br />sought and to be used as criteria in evaluating <br />developers' proposals include: <br /> <br />.Site development and landscaping that will allow <br />for pedestrian passage from the new development <br />as well as from the residences to the south, to <br />the new shopping complex. <br /> <br />.Scale of development (height of buildings and <br />setbacks) and use of materials that will serve as <br />a transition between the shopping district to the <br />north and the residences to the south. <br /> <br />.Landscape and/or site development that will <br />minimize the deleterious effects of on-grade <br />parking within the parcel. <br /> <br />Density: For structurally altered or repaired <br />buildings 1,000 to 1,450 square feet of lot area <br />per dwelling unit.
