G <br /> <br />G <br /> <br />notify in writing the University City governing body of said <br />intention. If the governing body does not object to the Land <br />Clearance Authortty's written proposal within thirty (30) days <br />of receipt thereof, the Lend Clearance Authority may offer the <br />aforesaid tax abatement. <br /> <br />B. Rehabilitation and Conservation <br /> <br />All properties designated for rehabilitation on the 'Project <br />Area Nap (Acquisition Areas)', Exhibit A hereof, shall conform <br />with Property Rehabilitation Standards set forth in this Plan <br />as Exhibit C, the provisions of the University City Zoning and <br />Building Codes and all other ordinances and regulations of the <br />City relating to residential and non-residential facilities, <br />their maintenance and occupancy, and the repair, vacation, <br />and/or demolition of unfit structures. <br /> <br />Any property or building which is not brought into conformity <br />with or is not maintained in compliance with the Property <br />Rehabilitation Standards of this Plan and the applicable codes <br />and ordinances of the City of University City may be acquired <br />by the Authority. <br /> <br />C. Redevelopera' Obligations <br /> <br />Each redeveloper will be obligated, by means of appropriate <br />covenants running with the land, to devote the property to the <br />uses, regulations and controls specified in the Plan during the <br />effective period of the Plan, to shegin and complete the <br />construction of improvements within a reasonable time specified <br />by the Authority and to develop and maintain the land and <br />improvements in strict conformity with the controls and <br />regulations of the Plan, and with the requirements of the <br />disposition documents. <br /> <br />All redevelopment proposals shall be subject to planning and <br />design review and approval by the Authority prior to land <br />disposition and/or prior to the start of actual construction. <br /> <br />3. Existing commercial establishments will have first opportunity <br /> to relocate in redeveloped areas. <br /> <br />4. All contracts with redevelopera shall prohibit land <br /> speculation. <br /> <br />5. Non-discrimination clauses shall be required in all contracts <br /> executed by each redeveloper. <br /> <br />IV. INTERPRETATION <br /> <br />In the event of any question regarding the meaning or construction of <br />any or all of the standards, controls, or other provisions of this <br />Plan, the interpretation or construction thereof by the Authority shall <br />be final and binding. <br /> <br />-11- <br /> <br />I24 <br /> <br /> <br />
