(4) <br /> <br />Heiqht: Buildings shall not exceed 40 <br />feet in height. <br /> <br />Off-street Parkinq: One parking space <br />for each 300 square feet of gross floor <br />area. One parking space for every <br />dwelling unit, subject to modification <br />as provided in Exhibit 5 hereof.] <br /> <br />[There shall be no transient housing on sites acquired by <br />the Land Clearance Authority.] <br /> <br /> Lc) Planned Development: Sites 3a and 3b <br /> shall be subject to review and approval <br /> of the Land Clearance Authority. The <br /> approval of development plans for Site 3a <br /> and 3b shall be based on compliance with <br /> the following objectives and standards: <br /> <br />(1) <br /> <br />Site 3a <br /> <br />Dwellinq Unit Requirements: Multi-family <br />residential-100 dwelling units minimum; <br />180 dwelling units maximum. <br /> <br />(2) Parking: One parking space for each <br /> dwelling unit. <br /> <br />(3) <br /> <br />Obiective: Redevelopment shall be a' <br />continuous street facade along Enright <br />and Westgate Avenues, forming a strong <br />visual edge to the residential uses <br />within the neighborhood and buffering the <br />neighborhood from the intensive <br />commercial development along Delmar <br />Boulevard. In addition to overall <br />architectural design excellence, specific <br />objectives sought and to be used as <br />criteria in evaluating developers' <br />proposals include: <br /> <br />(a) <br /> <br />Redevelopment in a manner to <br />minimize voids that would permit <br />visual penetration from Enright <br />Avenue to the rear of commercial <br />uses along Delmar Boulevard. <br /> <br />(b) <br /> <br />Scale of development (height of <br />buildings and setbacks) and use of <br />materials that are compatible with~ <br /> <br />689 <br /> <br /> <br />
