in whole or in part, and a building or structure hereafter altered <br />for which a certificate of code compliance and use has not been <br />heretofore issued, shall not be occupied or used until the <br />certificate shall have been issued by the code official, certifying <br />that the work has been completed in accordance with the provisions <br />of the approved permit. Any use or occupancy, which was not <br />discontinued during the work of alteration, shall be discontinued <br />within 30 days after the completion of the alteration unless the <br />required certificate is secured from the code official. <br /> <br />119.3 Existing buildings= Upon written request from the owner of <br />an existing building or structure, the code official shall issue a <br />certificate of code compliance and use, provided that there are not <br />violations of law or orders of the code official pending, and it is <br />established after inspection and investigation that the alleged use <br />of the building or structure has heretofore existed. This code <br />shall not require the removal, alteration or abandonment of, or <br />prevent the continuance of, the use and occupancy of a lawfully <br />existing building or structure, unless such use is deemed to <br />endanger public safety and welfare. <br /> <br />119.4 Changes in use and occupancy= After a change of use has <br />been made in a building or structure, the reestablishment of a <br />prior use that would not have been legal in a new building of the <br />same type of construction is prohibited unless the building <br />complies with all applicable provisions of this code. A change <br />from one prohibited use, for which a permit has been granted, to <br />another prohibited use shall be deemed a violation of this code. <br /> <br />119.5 Temporary occupancy= Upon the request of the holder of a <br />permit, the code official shall issue a temporary certificate of <br />occupancy for a building or structure, or part thereof, before the <br />entire work covered by the permit shall have been completed, <br />provided that such portion or portions will be occupied safely <br />prior to full completion of the building or structure without <br />endangering life or public welfare. <br /> <br />119.6 Contents of certificate= When a building or structure is <br />entitled thereto, the code official shall issue a certificate of <br />code compliance and use within ten days after written application. <br />The certificate shall certify compliance with the provisions of <br />this code and the purpose for which the building or structure will <br />be used in its several parts. The certificate of code compliance <br />and use shall specify the use group, in accordance with the <br />provisions of Article 3~ the type of construction as defined in <br />Article 4~ and any special stipulations and conditions of the <br />building permit. <br /> <br /> (SECTION 120.0 UNSAFE STRUCTURES) <br />120.7 Public nuisance= Structures which are declared a nuisance <br />under the terms of Chapter 17 of the Municipal Code of the City of <br />University City shall be vacated and demolished or repaired in <br />strict accordance with the provisions of said chapter. <br /> <br />120.8 Insurance proceeds= If there are proceeds of any insurance <br />policy based upon a covered claim payment made for damage or loss <br />6 <br /> <br /> <br />
