INTRODUCTION <br /> <br /> Tivoli Building Redevelopment Corporation, a Missouri <br />urban redevelopment corporation (hereinafter "Developer"), is <br />pleased to submit this Redevelopment Proposal in response to The <br />Land Clearance for Redevelopment Authority of University City's <br />(the "Authority") Invitation for Redevelopment Proposals for the <br />parcel of land known and numbered as 6346-6370 Delmar (the <br />"Site"). <br /> <br /> This Redevelopment Proposal is in accordance with the <br />Authority's Eastgate-Westgate Urban Renewal Plan which was <br />previously adopted by the City of University City. Developer's <br />parent company, Tivoli Building, L.L.C., presently owns the Site. <br /> <br /> Subject only to the Authority's issuance of a $75,000 <br />loan commitment for the Project and the City's approval of the <br />Developer's request for tax abatement, as described in Section <br />III C below, the Developer will have sufficient financing <br />commitments and resources to proceed with the implementation of <br />this Proposal. Developer's financing commitments currently <br />include a commitment for a $125,000 loan from the Industrial <br />Development Authority of University City (the "I.D.A.") and <br />private financing totalling $2,500,000 to be provided by Lindell <br />Bank and Trust and Allegiant Bank. <br /> <br /> <br />
