Sources of Revenue

The City derives its revenue from a variety of sources. Projected, based upon the City's approved budget for the fiscal year ending June 30, 1997.
Source: City of University City, Director of Finance.

Projected Project Revenues

The City intends to satisfy its obligation to make Base Rentals under the Lease primarily out of
the revenues to be generated from the Project, which include parking revenues and retail space leasing
revenues. Purchasers of the Certificates should be aware, however, that such revenues are not pledged
to the payment of the Certificates.

The following table shows the City's projected revenues and estimated expenses for the Project in a
"stabilized" year after the facility is fully operational and ready for occupancy. Parking revenue and expense
estimates were compiled by the City with assistance from St. Louis Parking Co., the St. Louis area's leading
parking facility management firm. Retail revenue estimates are based on recent leasing activity in the Loop
Business District.

[Remainder of this page intentionally left blank.]

-24-
